Choosing Your Real Estate Lawyer
You need a lawyer to protect your legal interests, such as ensuring the property you are thinking of buying does not have any building or statutory liens or charges or work or clean-up orders associated with it.
 
On the legal side of things, there is a great deal more that goes on behind the scenes than most people realize. There are many searches to conduct and every real estate transaction requires the preparation and review of a significant amount of legal documentation.

The lawyer's fees are modest, when placed in relation to your other costs: allocate about $1,500. for fees and the usual costs for searches and paperwork. The legal work in a real estate transaction represents the final steps of buying or selling a home.

You do not usually need to consult a lawyer before you submit an Offer and obtain a Conditional Agreement of Purchase and Sale. The terms of an Offer, and the Condition clauses, are usually written in standardized language. If there are unusual circumstances, or if you are buying directly from a builder, I will recommend inserting a Condition requiring the Offer to be reviewed by your lawyer before it is final.

You may already have a lawyer in mind - from previous personal experience or on the Dianna Morrison - Oakville Real Estate Lawyerrecommendation of family or friends.  There is an advantage to choosing a realtor who is located within an acceptable driving range of the house you plan to purchase - as you will be making several trips to that lawyer's office.
