First Impressions are Lasting Ones. Again your home may be in pristine shape - but we often 'live with' small things that others notify and consider important. Yes, this is a lengthy "To Do" list! Do as much as you can - the results will show in the sale price and the speed of the sale!
1. House Exterior
___ Powerwash siding, window sills, steps, doors, soffits and fascia. What a difference!
___ Remove peeling paint on window frames, doors, replace with a fresh coat. Go neutral.
___ Check that all exterior lights work. Use the old fashioned round light bulbs while showing.
___ Clean out gutters Ensure downspouts are in good repair and extend beyond foundation.
2. Garage
___ Hose out garbage cans and recycling containers, store neatly in corner.
___ Remove any visually distracting lawn ornaments, strollers and toys.
___ Power-wash the garage floor, if possible, and the driveway and walkways.
___ Organize and de-clutter workbench and storage shelves.
___ Store boat, camper or trailer elsewhere for duration of sale showings.
___ Park extra cars away from house, if possible, for duration of sale showings.
___ Use vertical space as much as possible for storage. Stack boxes against one wall. 3. Driveway and Walkways ___ Remove grass growing in concrete or interlock brick cracks.
___ Edge all walkways and driveway. Sweep off debris.
___ Repair cracked driveways, clean up any grease or oil spots.
___ Paint driveway with roll-on blacktop sealer.
___ If you have a parked car in the driveway, keep clean.
___ Minimize use of salt on walkways. Keep snow and ice clear.
4. Patios, Deck, Gardens and Pool ___ Paint or stain worn areas on wood decks.
___ Replace or nail down any loose boards on deck.
___ Remove grass from cracks in patio, edge around its border.
___ Coil garden hose. Purchase a garden hose hanger
___ Remove dead plants. Ensure grass is cut regularly.
___ Add fresh mulch or wood chips to planting beds and around trees.
___ Prune back shrubs – let the light shine through windows.
___ Service sprinkler system – keep receipt for showing to buyers.
___ Repair, paint or stain fence, as necessary.
___ Repair fence gate if necessary. Oil hinges and hatches.
___ Over-plant beds to create an instant lush, flourishing look for the duration of showings.
___ Have Swimming pool and equipment inspected. Fix what's required. Get report.
5. Windows ___ Make sure the house are garage windows are spotless – inside and out.
___ Hose down all window screens.
___ Make sure all windows open and close easily.
___ Replace cracked windowpanes and replace or repair those with broken seals.
___ Replace or repair any window screens with holes or tears.
___ Clean skylight edging of leaves and other debris.
___ Re-caulk windows as needed.
6. Front Entry
___ Clean or paint the front door and threshold.
___ Remove the screen door if it is in poor repair and unattractive.
___ Make sure the doorbell operates properly.
___ Lubricate any squeaky hinges.
___ Install a new front door lock-set if the existing lock is hard to open or worn-out.
___ Install a new mailbox, brass kick plate or house numbers if they are tarnished or worn.
___ Install a new light fixture by the front entrance if worn out, or in need of style update.
___ Power-wash cement porch floors and sill.
