How to Handle Home Selling Showings

When you receive the call that an agent has  booked an appointment:
Make a note: is it a Buyer Showing (1/2-1 hour) or Agent Preview (in and out)?
Keep an appointments list in a private place for family members to check daily.
Let your children know so they can make other plans and not come home.
Plan to leave 10 minutes before and return 10 minutes after the appointment.

It is always best to be absent for each showing. Before you leave, be sure to:
Check to be sure the home showing tasks have been done.
Put out a Brochure for the potential Buyers.
Put away all other realtors cards.
Make sure all doors are locked and that the key is in the lockbox.

If a Realtor arrives to Preview or Show and you absolutely can't step out:
Ask for the business card before allowing entry.
Remind the agent not to enter the bedroom with closed door (eg. sleeping child)
If at all possible, step outside to the garden to minimize communication.
Give nosy questions the brush-off - tell them to ask your listing agent.

If  Anyone Knocks on Your Door without an appointment:
  Do not let them in.
Request a business card if the person is an agent.
Ask for and make a note of their name if an interested 'buyer'.
Advise them to contact your listing agent and schedule an appointment.
