As a Buyer, you are looking for a REALTOR® you trust and whose intelligence and judgment you have confidence in.
You also want to have that good gut feeling you are going to enjoy being with this Realtor on your house-hunting adventure.
Every REALTOR® you meet will want your business so remember - you are in the driver's seat. Check out the ones you meet when "tire kicking" at Open Houses. Look at websites of the ones you are considering working with - does the material look 'canned' or is it personal and relevant to you? Pick someone you feel good about - and who you feel will focus you on the right elements of your decision making process.
Asking questions that are a bit open-ended gives you the chance to evaluate for yourself whether what that REALTOR® says makes sense. Here are a few questions to ask that may help you decide:
1. Why are you interested in working with me as a Buyer?
2. What steps will you take to help me understand what I can afford?
3. How are you going to arrange to qualify me for a mortgage?
4. When will we begin the search and how will you organize it?
5. What sort of information and analysis will you provide me with?
6. Which neighbourhoods do you think will suit and why?
7. What issues will I have to deal with in my decision-making?
8. Who else do I need on my team and how will you address that?
9. How much time will you be spending with me and on my search?
Once you find the REALTOR® to trust both intellectually and at a gut level, sign a Buyer Representation Agreement. This Agreement commits you and the Realtor to working together for the time period you specify. That way you know the REALTOR® will invest the time and energy you need to get the home you want.
